•  Present and explain agency relationship
• Prepare a Competitive Market Analysis to assist in developing a pricing strategy
• Explain your No Cost 180-day Capstone Home Protection Plan which includes 90-day coverage to buyers.  (See additional terms and  conditions of the warranty.)
• Introduce you to our umbrella of services provided by Capstone Home Mortgage, (an affiliate of Wells Fargo Home Mortgage) and Capstone Title, (an affiliate of First American Title) and review the Prudential Promise with you
• Create and present a tailored, written marketing plan that includes strategies to generate buyer and broker activity
• Recommend property staging and enhancements to maximize marketability
• Provide a written estimate of seller expenses and proceeds
• Review your property history and disclosure statement and deliver it to each prospective buyer
• Commit to weekly communication and feedback
• Promote property through internet, industry networking, direct marketing, and advertising
• Provide counseling and negotiating assistance on all offers to purchase
• Forward financial information provided by the buyer and make every effort to have each buyer pre-qualified or pre-approved with a lender
• Monitor and communicate the status and satisfaction of contract contingencies
• Offer home purchase assistance, referral services, VIP client services provide access to community and property information
• Review the HUD statement with you prior to closing and attend the closing
• Contact you and follow-up after closing to assure the satisfactory completion of all service details
• Explain the importance of the Quality Service Assurance Survey you will be receiving as an evaluation of our service

If I have not fulfilled my commitment, customer is to provide 24-hour written notice of request to cancel subject to the terms and conditions of the listing contract and approval of My Managing Broker.
